Integrated Project Delivery

Collaborative construction project delivery method aligning contracts, risk-sharing, and team integration around shared outcomes.
Integrated Project Delivery (IPD) is the construction-delivery method using a single multi-party agreement among owner, architect, and construction manager (and often key trade contractors) with shared risk and reward, collaborative early decision-making, and integrated design-construction processes. IPD was articulated as distinct delivery method principally through American Institute of Architects (AIA) work beginning 2007, with the AIA's 'Integrated Project Delivery: A Guide' (2007, co-authored by AIA California Council) providing the foundational framework. The AIA published IPD-specific contract documents starting 2008, including A195 (Owner-Contractor) and B195 (Owner-Architect) Standard Form of Agreement for Integrated Project Delivery, and the more comprehensive C191 (Single Purpose Entity multi-party agreement) and C195 (Standard Form Multi-Party Agreement). IPD draws substantially on Toyota Production System and lean-construction principles, and has been adopted principally for healthcare construction, laboratory and research facilities, higher education, and complex commercial projects.

Construction-delivery method for complex projects benefiting from intensive collaboration: healthcare construction (Sutter Health pioneered IPD for hospital projects); laboratory and research facilities; higher education facilities; complex commercial projects with substantial design-construction integration value; compatibility with lean-construction practices (LPS, TVD, big-room collaboration); academic and professional reference in construction management, project management, and lean construction literature; growing adoption through 2010s-2020s as alternative-delivery methods displace traditional DBB market share, though IPD adoption remains modest in absolute terms due to multi-party-agreement complexity; international diffusion through Lean Construction Institute affiliates and IPD-adjacent practices (Australian alliance contracting, UK collaborative contracting, Norwegian collaboration models).
Common criticisms
- IPD adoption has been substantially slower than its advocates anticipated — despite substantial industry promotion since 2007 and documented project successes, IPD remains a small fraction of total US construction delivery (typically estimated at less than 5% of non-residential construction value), with adoption concentrated in particular sectors (healthcare, specific public-agency clients)
- the multi-party agreement structure produces substantial contractual complexity that smaller projects and risk-averse owners find unappealing — the AIA C191/C195 contract forms run substantially longer and more complex than traditional DBB or even CMAR documents
- insurance and surety market has been slow to develop products fully supporting IPD risk-sharing arrangements, with some owners encountering coverage gaps in multi-party structures
- the requirement that key trade contractors be engaged in IPD agreement constrains the project's ability to use competitive trade pricing — supporters argue this is offset by collaborative trade selection and target-value design discipline, while critics argue competitive-bid discipline produces lower trade pricing
- empirical evidence on IPD project performance is substantial but mixed — Konchar-Sanvido follow-up studies and El Asmar et al. 2013 documented IPD performance advantages over CMAR and DBB on schedule, cost, quality, and safety in studied projects, but selection bias toward high-performing IPD projects and limited controlled-comparison research limit confident generalization
- cultural and organizational change requirements are substantial — IPD success depends heavily on team capability for collaborative work that many traditional construction-industry organizations lack
- intellectual-property and licensing concerns around shared BIM models and design contributions remain incompletely resolved in standard contract forms
