Design-Build (DB) is the construction-delivery method in which a single entity (the design-builder, typically a contractor with in-house design capability or a contractor-designer joint venture) provides both design and construction services under a single contract with the owner. Compared to traditional Design-Bid-Build, DB consolidates design and construction responsibility, permits design-construction overlap, and shifts design-error risk from owner to design-builder. The method has ancient antecedents (master builders combined design and construction roles before professional separation in the 19th-20th centuries) but modern DB is institutionally associated with the Design-Build Institute of America (DBIA, founded 1993) which has substantially developed standard contracts, training, and certification infrastructure. DB has grown substantially since the 1990s — DBIA's Design-Build Done Right research documents DB market share growth in non-residential construction. Public-sector adoption was accelerated by 1996 federal Clinger-Cohen Act and state-level enabling legislation through the 2000s-2010s. Variants include Progressive Design-Build (with collaborative price development) and fixed-price Design-Build.
